There is a way to combine HELP TO BUY with PART EXCHANGE!

Think you can’t offer part exchange alongside Help to Buy to increase unit sales? Think again!

Both part exchange and the Help to Buy scheme are great incentives to help house builders increase unit sales and sadly, the popular misconception is that only one of these schemes can be used at any one time.

It is true that a builder cannot finance part exchange on a house that is being bought using Help to Buy, however, there is a solution.

By using Quick Move Properties as a third-party to handle the part exchange, house builders can use both incentives at once.

To take advantage of this excellent combination of motivators to drive sales before the Help to Buy scheme is withdrawn, contact Chris Adkins at Quick Move Properties.

Part exchange in the leisure home industry

Part exchange works extremely well in assisting with the sale of park homes, and is fast becoming an integral part of the industry.

Increasingly, Quick Move Properties is also being approached to offer part exchange services in the leisure home industry too.

There are some circumstances when part exchange can be used, and where it offers a wealth of benefits to park owners and manufacturers in securing sales, and to owners in reducing stress and uncertainty and providing them with a way of obtaining their dream holiday home.

In which situations can part exchange enable the purchase of a leisure home?

Part exchange is often used if a vendor needs to sell a second home, an investment property or an inherited property in order to release capital to purchase their holiday home.

The other situation in which it works well is when a vendor is downsizing and using the equity released from their existing property to purchase a smaller property and a holiday home.

What are the benefits of part exchange to parks and manufacturers?

Guaranteed sales: you have the peace of mind that the sale is secure and will not fall through.

Conversion: Potential customers turn into proceedable buyers - customers are happy that you are solving the problem of selling a property and the risk of losing them to a competitor is limited.

Express completion: If speed is of the essence, we can complete within 7 - 14 days.

High volume purchases: We are practised at handling high volume purchases to meet your needs for half year, year end and any other busy periods.

Control of completions and cash flow: You are able to fix completion dates and budgets.

Flexibility: we pride ourselves on our flexibility and are happy to adapt the scheme to best suit your business.

What are the benefits of part exchange to vendors?

Secure: Once Quick Move Properties has made a formal offer, the sale is guaranteed (subject to survey and clear legal title).

Hassle-free: Quick Move Properties takes away the anxiety of selling; no more arranging viewings, handling negotiations or worrying about sales falling through.

Supportive: A dedicated part exchange consultant fully supports customers throughout the selling process.

Fair offer: Quick Move Properties' formal offers are based on two independent estate agent valuations and local market conditions, meaning that only realistic offers are made.

Easy budgeting and planning: Price and timescale certainty, both on the leisure home and on the property for sale.

No estate agent or solicitor fees to pay

How does it work?

1. Application submitted online or over the phone
2. Two independent, local estate agents value the property at a convenient time
3. Formal offer made in writing
4. If offer is accepted, surveys, searches and solicitor are instructed
5. Completion occurs on chosen date

Quick Move Properties is the UK’s leading property part exchange company and works with leisure parks, leisure home manufacturers and individual vendors.

Please note:
The protection offered by the Mobile Homes Act 1983 applies to licensed residential parks - and is not available on holiday parks. There are also important differences between a residential park home, which is designed and built for permanent living, and a caravan holiday home, which is constructed to different standards to reflect its use as leisure accommodation.

Park homes industry no longer dominated by the summer season!

The Quick Move Properties park homes part exchange team usually takes advantage of the industry ‘off-season’ to indulge in winter sun and skiing breaks, safe in the knowledge that this is a quiet time of year while everyone recuperates from the madness of the summer season.

Not this year!!!!

Holidays on hold, the team has been astounded by the record-breaking number of part exchange applications that have been received through the cold and wet winter, and sees it as a sign that the whole industry is changing.

Gone are the days when success hinged on a crucial few months of the year, and where the weather could make or break sales. Now, we all have the opportunity to maximise sales all year-round. This means we might have to rethink the holiday plans, but for the security of a more stable demand, that is a small price to pay.

Hopefully there’ll be time for us all to catch our breath before the show season commences because...

Quick Move Properties is delighted to confirm the team will be attending the following shows and we look forward to seeing you all there!

·         The Park and Holiday Homes Show, Peterborough, 25th – 27th April

·         The Southern Motor Caravan Show, Newbury, 16th – 18th May

·         The World of Park and Leisure Homes, Stoneleigh, 5th – 8th June

·         The Caravan Extravaganza, Hull, 6th – 11th September

·         The Southern Caravan Show, Beaulieu, 26th – 28th September
